Why the caveats matter

Every figure carries the publisher's own caveats. Where a statistic is published for a wider area than the one you clicked, or where the publisher itself flags it as unreliable, the page says so rather than quietly rounding it off.

New dwelling completions per 1,000 residents compared with median sale price

New dwelling completions per 1,000 residents, 2024 (CSO PxStat) vs. median sale price, 2024 (CSO (Residential Property Price Register, CRP15)). 166 areas, Pearson r = +0.32.

This is a pattern across areas, not a cause. It says nothing about any individual case.

  • A different price measure from the county figure: This chart uses CSO's CRP15, a Revenue stamp-duty match -- a different measurement of the housing market from the Property Services Regulatory Authority figure used on this county's own median sale price page above. The two won't give the same number for the same place, even in the same year, because they measure different things.
  • These figures are for 2024: CRP15's latest published year is 2024 -- the county-level figure above may be more recent. Reading any difference here as change over time would be wrong twice over: different measures, and possibly different dates.
  • Local electoral areas in the same county share a housing market: 166 points is not 166 independent local markets -- local electoral areas inside the same county overlap the same commuter belt, schools and employers, so this pattern is not 6-7 times more reliable than the 25-county version above just because it has more dots.
  • A single scheme can dominate an LEA's total: A Local Electoral Area is far smaller than a county, so one apartment or housing scheme finishing can multiply a year's completions total on its own. This affects the x-axis (completions per 1,000 residents) more than the y-axis (median sale price).
  • LEA figures may not sum to their council's own total: Summing every LEA in a county for a period does not always equal that council's own published total for the same period (checked directly against the full published history: they match exactly about 70% of the time). Both figures are CSO's own published data, evidently produced by independent processes that do not always agree.
  • CSO Frontier Series -- methods still under development: CRP15 is published under CSO's Frontier Series programme: an early-stage statistic, built from an experimental match of Revenue stamp-duty and other administrative records, whose methodology CSO itself describes as still under development. It has not yet reached National Statistic status.
