Why the caveats matter

Every figure carries the publisher's own caveats. Where a statistic is published for a wider area than the one you clicked, or where the publisher itself flags it as unreliable, the page says so rather than quietly rounding it off.

Residential Property Price Index (RPPI) — South Dublin, houses — South Dublin County Council

164.0, latest June 2026 (+3.8% year on year, from 158.0).

The index stood at 164.0 in June 2026. That is 3.8% higher than a year earlier. The series peaked at 165.5 in January 2026; the latest figure is 0.9% below that peak. Its low point was 59.3 in May 2012; the latest reading is 177% above that.

This is a price INDEX, not an average price. A value of 165 means prices are 65% above the index's base year, 2015 (not rebased since), set to 100, not that a typical home costs €165. Ranked by index value, which reflects relative price change since the base period, not which area has cheaper or more expensive homes. Ireland's and the UK's own indices use different base periods (2015 for Ireland, January 2023 for the UK) -- their raw index values are not directly comparable to each other, only to their own history.

What these terms mean

Residential Property Price Index
A measure of the change in the average level of prices paid for residential properties. It is an INDEX, not a price: a value of 165 means prices are 65% above the index's base period, not that a house costs EUR 165. Source
Base period
The reference point the index is measured against -- January 2005, set to 100. Movements are read relative to that base, so two regions' index values are comparable as CHANGES over time but not as prices. Source
Houses vs apartments
CSO publishes separate indices for houses and apartments, and a combined 'all residential properties' measure. Outside Dublin only the houses index is published, which is why this product uses houses uniformly when comparing regions.
Year-on-year change
The percentage difference between the latest month and the same month a year earlier. It removes seasonal effects, unlike a month-on-month comparison.
