- Per-person income, not household income: This is median sale price divided by disposable income PER PERSON, not per household. It is not the standard mortgage-affordability ratio lenders use, which is based on household income -- treat it as a rough, comparable measure of relative county affordability, not a lending guideline.
- Income figure is a modelled county allocation, not a survey count: The income figure (CSO RAA02) is CSO's own modelled allocation of national income to counties, not a direct survey measurement. Its own margin of uncertainty carries through into this ratio.
- The two figures are about two years apart: The sale price figure is more recent (updated quarterly) than the income figure (RAA02's own annual release, currently 2024). This mirrors every other RAA02-based comparison on this site -- not a per-county misalignment, the same lag applies uniformly to every county.
